How Should We Market Your Home?

The answer to that questions is different for every property.  Once we have established a realistic market value, I take a collaborative approach to work with you determining the best strategy for marketing your unique property. We will examine the exact location, the school district, the floor plan, age of the house, and many more specific data points to determine exactly how to best present your home and property to potential buyers. Then we go to work to get you the best possible selling price for your home.

Preparation and Staging

Even the most meticulously maintained homes may need some touch up or updates to maximize the selling price. I will use my experience to help guide you in determining which, (if any), updates should be made. We may decide on some new landscaping to create curb appeal or some new paint to make the interior look fresh.  There are many simple steps I can help you with that can make your home more desirable and therefor more valuable - everything from emptying closets to make them look spacious to professionally staging a home with furnishings.

Open Houses - Yes or No

Like most things related to selling any home, that is a question we will discuss.  There are definite advantages to hosting open houses, especially in a competitive market like we have been experiencing.

Managing Offers and Negotiation

One of the most important aspects of my job as your selling agent is to help you manage incoming offers and the subsequent negotiations. There are very specific duties that every realtor has to their clients related to offers and negotiations.  I go above and beyond and try to help you navigate the selling process with as little stress and emotion as possible. Part of how I help is by trying to determine what the buyer is really seeking in the negotiation process and then helping to negotiate those specific points only. As an example, some buyers may need to have those brand new appliances you just bought included in the purchase while others may not care. This is a simple point that can be used to help create a value based counteroffer that closes the sale for you.  And there are many, many other examples.

I am a full server realtor.  That means I am with you from our first discussions all the way through to the closing and every step in between.  I am your advocate in the selling process working for you to maximize the value of your property and minimize the stress of selling.
